OPM Exchange runs a structured, vetted process from the moment a deal is submitted through the wire on closing day. Here's exactly what happens at each step.

Borrower posts a deal

Sponsor builds a profile, posts the deal through a guided wizard, and uploads required documents. Each submission requires an escrow deposit ($5,000–$10,000) to filter tire-kickers and cover hard costs.

Internal vetting

AI pre-screen runs first. Then a human review by our internal team confirms eligibility before any deal goes live to lenders. Optional Blue Checkmark upgrade triggers a deeper attorney-led underwriting and verified badge.

Lenders browse and commit

Verified accredited lenders browse the marketplace, filter deals, and review full underwriting packages. Commitment moves through three stages: Soft Indication, Hard Pledge with good-faith deposit, then Funding Call.

Per-deal LLC formation

Each funded deal closes into a newly formed single-purpose LLC. Lenders are members; the LLC is the lender of record. Clean liability isolation, clean tax treatment, clean accounting.

Closing through local title

All documents executed via DocuSign. A local title company in the property's jurisdiction handles closing and records the mortgage with the register of deeds. Remote or in-person.

Servicing and reporting
